When you are considering selling your property, the first thing you need to do is find out how much your property is worth. Elliott & Co offer a free valuation service where we would advise on what price you could expect to achieve depending on the speed of your needs. We would also discuss with you the best marketing price and any advice on how to present the property ready for sale. At this stage we would also provide you with comparable evidence and discuss the selling process and the legal requirements, we could also arrange an Energy Performance Certificate and a gas safety certificate if needed.
Once instructed we would also produce a high quality brochure, detailed floorplan, and arrange professional photography. We would forward the property details for your approval or amendments before putting on the websites and sending out details. We would advertise in numerous ways, through our database and on the internet in order to find the best buyer, in the best position for your requirements.
We do provide a comprehensive sales marketing service and would always register and validate any potential applicant, their finances and position to move before making a viewing. All viewings would be accompanied, and made in accordance with your instructions.
All offers will be given by telephone and in writing, we will also give you the buyers position and potential timescales so that you can make the best decision.
Once an offer has been made that you have accepted, you will instruct a solicitor to act on your behalf, we do have very good local solicitors that we could recommend if you do not have one. We will then produce a Memorandum of Sale with all the details and any conditions to send to your solicitor to begin the legal preliminaries.
We will use our expertise to negotiate the sale through to completion and inform you of all landmark points, contracts being sent, surveys to be booked, mortgage offers coming in, including any queries you may have until the property is ready to exchange, when we will discuss moving dates that are suitable for you. Once the completion date has been agreed, your buyer will forward their deposit to their solicitor and exchange of contracts can take place, once this has happened the sale is then legal and binding.
When completion day arrives, the balance of the buyers monies will be transferred to their solicitor, before being forwarded to your solicitor. When your solicitor receives the monies in full they will then instruct us to release the keys. No keys will be given to the buyers until the completion has happened and your solicitor is in funds.
